5276 Pokii Lane closed at $1.140M while listed for $1.199M. The sellers bought this home in 9/02 for $630K. Purchased for $855K in 9/11, 4451 Emmalani sold for $1.7M cash while priced at $1.649M.

Expired:

After only 43 days, 3942 Aloalii expired while on the market for $2.9M. The last sale was in 9/15 for land for $675K. The home was built in 2017. Priced at $1.6M, 4174 Kekuanaoa expired with an asking price of $1.6M. It sold previously for $965K in 4/04.

Price Changes:

Princeville Kauai Real Estate update for Sep 9 to Sep 15

This week we dodged Olivia. There has been, and still is some rain, but fortunately, we were generally untouched.

The news this week is that the St. Regis Princeville Resort Hotel and the nearby Makai Golf Course are being purchased by the Starwood Capital Group. The transaction is expected to close sometime in November. It is reported that Starwood plans to renovate the property into an even higher end resort catering to the extremely wealthy.

Due to the lack of funds and other factors, the Kapaa Coconut Festival which takes place in Oct, has been canceled. Princeville Kauai Real Estate Update for Aug 19 to Aug 25

Aloha from Princeville Kauai!

It’s no surprise that our real estate activity is at a bare minimum this week. The cause was Category 5 Hurricane Lane which threatened the entire Hawaiian chain all last week. Fortunately, it is now known as Tropical Storm Lane and is skirting Kauai to the South. The Big Island bore the brunt of Lane, with Hilo facing flood conditions after being pummeled with 40+ inches of rain.

As I am writing this, yet another horizontal downpour is dumping on Princeville. I’m sure Hanalei to Haena is feeling it also and I can only hope everyone stays safe. After the epic floods of April, the last thing we need is yet more rain!

Leasehold Pali Ke Kua 108 finally sold after 3488 days (that is not a typo) for $165K cash while priced at $275K. It sold in 3/02 for $469K.

Hale Honu 6B was purchased for $329K cash while listed for $399K. The seller bought this unit for $475K in 1/05.

Alii Kai 8E sold in 2/90 for $154,900. It closed this week at $485K while listed for $495K.

Emmalani Court 524 sold for $595K while priced at $598K. The last sale was for $510K in 10/16.

Sales:

4206 Kinau Place sold for close to the asking price, coming in $2K under at $927K. The seller paid $775K in 8/17.

Price Changes:

A $59,100 price drop leaves 3691 Albert priced at $739,900. Land for this home sold for $18,100 in 10/73. The home was foreclosed on in 2/18.

3975 Kalakaua Place made a $11K reduction in price and is now priced at $990K. The prior sale was for $475K in 11/92.

5073 Kapiolani Loop is$3.295M, down from $3.7M. The home was purchased in 1/12 for $1.525M.

Here we are halfway through August already with 56 sales under our belts. With 147 properties in escrow and another 77 under contract, we’re sure to surpass the 82 sales from last August.

Kaiulani 69 found a buyer while priced at $865K. The condo sold from the developer in 6/08 for $830,380.

After 3488 days, lease hold Pali Ke Kua, with a price of $275K, went into escrow. It sold for $469K in 3/02.

Sealodge B1 is in escrow $280K in 10/15 while priced at $474,999. The seller paid $280K in 10/15.

Plantation 1311 went into escrow with a list price of $619K. The unit sold for $535K in 11/05.

Sales:

Cliffs 2202 came on the market showing as sold for $330K cash. The condo was purchased in 5/88 for $107K as a leasehold, converting to fee simple in 11/91 for $20,500.

Mauna Kai 10B was listed for $459K and sold for $450K. The sale before this one was in 11/04 for $575K.

After 27 market days, Cliffs 4303 sold for $600K while listed for $619K. The prior sale was for $598K in 9/07.

We closed out June with a total of 133 sales, which is a 7% increase over the 124 sale from last June. This month we are aiming at surpassing the 103 sales from last July. Bank owned Plantation 921 came on the market showing as in escrow priced at $639K. The seller purchased this unit for $750K in 10/05. It was foreclosed on by the bank in 6/18.

Back on the Market:

Mauna Kai 5B fell out of escrow and is once again available. Priced at $499K is sold before for $295K in 11/12.

Contingent:

Kaiulani 22 is in escrow after 535 days priced at $1.345M. The seller paid $1,758,070 in 11/07 from the developer.

As noted above, Plantation 921 came on the market showing as in escrow.

Sales:

Cliffs 3301 sold for $500K while priced at $489K. The prior sale was in 2/81 for $176,600. Nihilani 3C was priced at $795K and sold for $770K. The most recent sale was for $525K in 3/13.

Price Changes:

As noted above, 4197 Kamalani came on the market showing in escrow. It only took 7 days for 4919 Emmalani to find a buyer while priced at $998K. The last sale was for $945K in 10/05.

Priced at $4.150M, 3565 Kaweonui is in escrow after 69 days. The last sale was for $3.675K in 6/08.

Sales:

4157 Kamalani Lane was listed for $770K and closed at $750K cash. The sale before was in 5/01 for $385K.

4204 Kekuanaoa sold for $1.030M cash while priced at $1.085M. The seller bought this property for $450K in 8/11.

Withdrawn:

4260 Waileia Place was withdrawn after 44 days with a list price of $965K. The prior sale was for $619K in 4/16.

All this market activity from the past few weeks has boosted the June sales to 98. With 191 properties currently in escrow and another 57 under contract, it’s a good chance we’ll surpass the 124 sales of last June.
