Princeville Kauai condo (and house) update for the week of Dec 29th to Jan 4th

Welcome to 2014! As of today, Sunday, there are 268 available condos Islandwide, 59 in escrow/under contract and 4 sales. For residential, there are 373 homes to choose from Islandwide, 91 in escrow/under contract and 1 sale. There was quite a bit of activity in condo’s this week with 4 new listings, one of which sold before even being listed. Take a look for yourself:

New Listings:

Villas on the Prince 10 is once again listed at $785K after selling from the developer for $474,320 in 2/02. This townhome has been listed 5 times prior, starting with 4/06 to 4/07 when it was priced at $1.249M, dropping to $1.088M by the time it was off the market. It was next listed from 6/07 for $999K to 9/08 at which time it was $985K. The next listing was from 11/08 to 4/10, starting at $985K dropping to $925K; again from 6/10 to 6/11 for $895K and most recently from 5/11 to 6/13 with a starting price of $895K, reducing to $785K.

Puamana 2D, a furnished vacation rental, is well priced at $359K. This end unit was purchased for $100K as a leasehold in 7/84, converting to fee simple for $32,700 in 7/01.

Ali’i Kai 3101, which was purchased for $325K in 10/01, is new on the market with a price of $725K. Free standing Paliuli 8 sold before ever hitting the market for the asking price of $445K cash. It last sold for $155K in 8/93.

Contingent:

Ocean view Cliffs 6302 took only 11 days to go into escrow while priced at $575K. It last sold for $220K in 9/00.

Sales:

The last action on Villas on the Prince 1 was that it was withdrawn in 4/13, however someone apparently followed up on it as it can back on the market this week showing as sold for $661,200 while priced for $699K. This townhome sold previously for $986K in 3/06. Ali’i Kai 11A closed at $375K cash with an asking price of $420K. This unit sold previously for $155K in 4/91. As noted under New Listings, Paliuli 8 sold for $445K.

Under Contract:

Nihilani 9B with a list price of $660K, moved from contingent to under contract, and should be closing soon.

Expired:

Ka’iulani 74 expired after only 96 market days priced at $849K. This unit was purchase for $898,250 in 4/07.

Temporarily Withdrawn:

Mulit-bedroom Puamana 2C was temporarily withdrawn whle priced at $425K. The last sale of this unit was for $195K in 4/01.

Price Changes:

Villas on the Prince 19 reduced slightly from $689K to $688K. It sold for $520K in 6/02. Ali’i Kai 12G, which was purchased for $410K in 11/12, reduced from $465K to $449K.

3695 Kaweonui is back on the market after expiring while priced at $999,999. Purchased as a foreclosure in 10/09 for $575K this home has been on the market 233 days. 4226 Kinau Place, a home overlooking the 9th hole, was originally purchased for $685K in 9/09. It came on the market priced at $1.195 and went into escrow on 11/12. On 11/20 there was a price increase to $1.2495M, and it sold this week for $1.175M. Nice to see an equity sale. 4066 Kaahumanu was withdrawn after 163 market days while priced at $1.150M. The last sale of this property was in 6/04 for the land for $450K. The home was built in 05.
