Princeville Kauai Real Estate update for May 6 to May 12

It’s been another rough week for the Hawaiian Islands, this time for the Big Island which is still making news as the Volcano continues erupting. Hopefully, this will end soon so the road to recovery can begin.

April 2018 managed to surpass sales figures of April 2017 by 5%, closing out the month with 96 transactions compared to 91 from a year ago. May 2017 posted 127 sales so that’s the target number for this month. We already have 35 sales as we close out the second week. Here is your update:

Contingent:

Mauna Kai 10B found a buyer after 215 days priced at $459K. The last purchase was for $575K in 11/04. Cliffs 4303 is in escrow while listed for $619K after 298 days. It sold in 9/07 for $598K. Nihilani 8B is in escrow after 50 days priced at $675K. The sale before this was in 9/17 for $585K.

Sales:

Pali Ke Kua 242 sold for $740K while listed for $749K. The seller obtained this unit in 5/04 for $555K.

Price Changes:

Kaiulani 69 increased in price to $865K from $825K. This townhome sold for $830,380 in 6/08. Kaiulani 75 decreased in price from $1.199M to $975K. It was purchased for $780K in 10/15.

Puu Poa 101 decreased from $1.299M to $1.249M. The seller obtained this unit in 8/07 for $1.350M. Now on to your Princeville Kauai single family home update:

Purchased in 4/16 for $619K, 4260 Waileia Place is available for $965K. 5073 Kapiolani has a list price of $3.7M. It sold previously for $1.525M in 1/12. It increased from $3.5M to $3.7M as it came on the market.

Back on the Market:

4157 Kamalani Lane went into escrow on 5/4 but fell right back out and is now available again. Listed for $70K, the home was purchased in 3/01 for $385K.

Expired:

4179 Kamalani Lane expired after 327 market days priced at $1.295M. The prior purchase was in 6/90 for $348,500.

Price Changes:

As noted earlier, 5073 Kapiolani increased in price to $3.7M as it came on the market.

Many residents have lost everything and many others are cut off from their homes. Let’s hope Pele calms down so the Big Island can start to recover also.
