Sandpiper 116 found a buyer after 26 days priced at $450K. This one owner unit sold from the developer in 7/85 for $88K.

After 131 days, Cliffs 2205 went into escrow while priced at $464K. The last sale was in 3/10 for $245K.

Hale Moi 217 is in escrow after 7 days with a list price of $588K. The seller bought this unit for $85K in 5/83 as a leasehold unit, converting to fee simple in 5/91 for $21,200. Another one owner unit!

Sales:

Villas on the Prince 7 sold for $680K while on the market for $699K. The prior sale was in 6/03 for $625K.

Kaiulani 69 was purchased for $840K while priced at $865K. The seller obtained this unit for $830,380 in 6/08.

Mauna Kai 5A was priced at $499K and sold for $455K. The last sale was for $295K in 11/12.

Under Contract:

Kaiulani 42 is under contract and should be closing soon. The list price is $1.349M.

Withdrawn:

After only 7 days, Hale Honu 4B was withdrawn while priced at $319K. The seller bought this condo for $310K in 5/17.

Price Changes:

After a price reduction of $16K, Sealodge B1 is $459K. The seller bought this condo in 10/15 for $280K. Sandpiper 135 is now $469K, down from $479. The last sale was for $250K in 11/03. Now on to your Princeville Kauai single family home update:

Sales:

The seller obtained 4212 Liholiho for $1.1M in 9/05. It sold this week for $980K while listed for $1.050M.

4009 Kaikioewa Place was listed for $1.245M and sold for $1.175M cash. The sellers bought this home for $760K in 4/04.

That’s it for this week! For the month of August, we have 94 reported sales, which represents a 15% increase over the 82 from last August. For September, we have a lofty goal of surpassing 103 sales that were posted last September. Barring bad weather and hurricanes, I think we can do it.
