It was another busy week with escrows and sales in both condos and single family homes. As of today, Sunday, we have 104 transactions, which just slides by the 103 sales from last September. There may be a few more sales that have yet to be posted – stand by for next week whenI’ll give you the final total.

Puamana 2A sold for $357,500 in 1/15 and is now listed for $485K. Mauna Kai 4A is available for $487K. The seller bought this unit for $366K in 1/16.

Back on the Market:

Cliffs 2205 went into escrow on 8/28 and is now back on the market still priced at $464K. The condo sold in 3/10 for $245K.

Sealodge F2 expired after 386 market days priced at $629K. It came back on the market the following day. This unit sold in 7/01 for $268K.

Contingent:

Villas of Kamalii 30 went quickly into escrow, taking only 16 days to find a buyer. Priced at $830K, it sold previously for $649K in 4/04.

Hanalei Bay Villas 14 went into escrow priced at $879K after being on the market for 79 days. The sale before this was for $630K in 7/14.

Sales:

Villas on the Prince 4 was priced at $729K when it sold for $715K. The seller paid $725K in 5/05.

Under Contract:

Nihilani 7A went from in escrow to under contract and should be closing soon. It is priced at $835K.

Withdrawn:

Nihilani 6C was withdrawn after 102 market days while priced at $775K. The most recent sale was in 4/07 from the developer for $753,387.

Price Changes:

Kaiulani 54 is now $1.198M after a reduction from $1.2235M. The sellers paid $1.025M to the developer in 6/13.

Sealodge J6 went from $799K to $779K. It was purchased in 5/08 for $695K. Now on to your Princeville Kauai single family home update:

4161 Kamalani Lane is priced at $995K. The seller obtained this home in 2/17 for $825K. Pukalani 5 (also known as 3875 Kamehameha) is available for $1.290M. This home sold in 5/04 for $1.1M

Contingent:

3975 Kalakaua Place is in escrow after 173 market days priced at $990K. The sale prior to this was for $410K in 7/91.

4555 Emmalani Drive found a buyer after 97 days on the market. It sold for $1.1M in 9/15 and was listed for $1.479M.

Sales:

4197 Kamalani Lane sold for $980,395K cash while priced at $989K.

Priced at $1.195M, 4620 Emmalani Lane sold for $1.150M. It was purchased by the seller in 9/04 for $850K.

5107 Napookala Circle was priced at $1.835M and sold for $1.750M cash. The prior sale was in 5/01 for land for $245K.

That’s it for this week. Not even any price changes in the homes! Hard to believe it’s the end of September already. Next thing you know, it will be Christmas! Getting back to October, our target for this coming month is 132! It certainly was a busy October last year.
