Summer finally arrived this past week in October. The skies were blue, the ocean was as flat as bathtub water and the sun was shining. The condo and home buyers came out in droves to put a deposit on their piece of paradise. Here is your weekly update:

Hanalei Bay Resort M26 can be purchased for $849K. It sold for $205K in 4/00. Villas of Kamalii 43 is priced at $889K. The last sale was in 7/05 for $805K.

Back on the Market:

Sealodge F2, listed for $629K, expired and came right back onto the market. It sold for $268K in 7/01

Contingent:

After 646 days, Kaiulani 22 found a buyer. This unit was purchased for $1,758,070 from the developer in 11/07 and was listed $1.289M.

Sales:

Hale Moi 217 was listed for $588K and sold for $575K. It was purchased as a leasehold in 5/83 for $85K, converting to fee simple in 5/91 for $21,200.

Nihilani 7A sold for $823K cash while priced at $835K. The prior sale was in 2/07 from the developer for $858,275.

Withdrawn:

After 97 days, Sealodge B5 was withdrawn while listed for $599K. The last sale was for $368K in 9/12.

Price Changes:

Leasehold Cliffs 2310 reduced to $299,900 from $309,900. The last sale was for $250K in 4/03. Mauna Kai F3 is now $578K, which is a reduction from $599K. It was purchased in 9/06 for $450K.

Sealodge J6 went from $779K to $764K. The seller purchased this unit in 5/08 for $695K. Nihilani 19C went from $805K to $785K. It sold for $815,755 from the developer in 9/06. Now on to your single family home update:

3488 Punahele came on the market showing as sold for $1.010M. The seller purchased land for this home in 1/72 for $16,200. The home was constructed in 1987.

Contingent:

Both 4049 and 4011 Aloalii went into escrow on the same day, priced at $2.840M and $2.90M respectively. 4049 Aloalii sold for $2.3M in 7/13. Land for 4011 sold for $445K in 1/17. The home was built later that year.

Sales:

As noted above, 3844 Punahele came on the market showing as sold.

Expired:

3785 Punahele expired after 323 market days priced at $2,999,999. The sale before was for land in 6/13 for $540K. The home was built the following year.

Price Changes:

4841 Moli Place made a price reduction of $30K to arrive at a new list price of $897K. The seller bought this home for $395,500 in 10/12.

4266 Waileia Place is priced at $960K down from $985K. The home sold previously in 4/17 for $845K.

3656 Albert reduced by $100K and is now priced at $1.295M. The last purchase was for $995K in 12/07.

We’re lagging a little behind in our effort to beat Oct 2017 sales. To date, there have been 38 transactions but we’ll need more than that if we hope to surpass the 132 from last Oct.
