Cannot believe it is almost Halloween. Besides the fact that I can’t believe we’re at the end of October already, the presence of Christmas decorations in the stores makes it hard to keep track of holidays. Seems they just blew through Thanksgiving without giving it a thought and plowed right on to Christmas.

Mauna Kai 6A is available for $465K. It was purchased for $405K in 6/17. Hanalei Bay Resort 4104/5/6 is priced at $1.295M since last selling for $950K in 6/08.
After 93 days, Paliuli 7 is in escrow while listed for $689K. The last sale was for $615K in 12/15.
Sandpiper 116 sold for the list price of $450K. The only other sale was from the developer in 7/85 for $88K. Puamana 26A sold for $520K while listed for $570K. It sold before for $328,500 in 6/13.
After only 119 days, Mauna Kai F7, which is priced at $578K, was temporarily withdrawn. The last sale was for $350K in 8/14.
Sealodge B1 sold for $280K in 10/15. This week it reduced from $459K to $449K. Plantation 1511 is now $609K after reducing from $619,900. The last sale was for $644K in 4/06.
Now on to your Princeville Kauai single family home update, which is sparse, to say the least!

3783 Makani O Kalani sold for $667K in 10/13. It comes on the market at a new high for a Mili Makani home at $1.2M.
3691 Albert went from $699K to $674,900. This is an REO, foreclosed on by the bank in 2/18. 3812 Punahele is now priced at $2.675M, down from $2.7M. The seller paid $2.2M in 3/17.
With only 69 sales as of today, Sunday, we’re a long way away from the 132 sales from last October. Interestingly, number of year to date sales are at 1059 which is 9 more sales than this time last year. As for sales volume, $949,060,816 has been spent on real estate so far this year, which is well above the $752,622,886 spent at this time last year.
