Here we are – almost at Thanksgiving. Don’t forget, it comes early this year, on November 22nd. Where is the year going? (That’s the same question I ask every year at this time!)

Condos slowed a bit, with no new escrows but there were three closings.

Mauna Kai F26 is priced at $619K. The last sale was for $163K in 1/00. Puu Poa 202 is available for $1.275M. The seller bought this condo in 7/06 for $1.635M.

Sales:

Kaiulani 72 sold for the list price of $850K cash. The most recent prior sale was in 11/15 for $835K. Sandpiper 135 was listed for $469K and sold for $457K. The prior sale was for $250K in 11/03. Emmalani 423 was priced at $559,500 and sold for $525K cash. The condo changed hands in 9/07 for $540K.

Temporarily Withdrawn:

Hale Honu 6B was temporarily withdrawn while priced at $510K with only 4 days on the market. The last sale was for $329K in 6/18.

Price Changes:

Leasehold Cliffs 2310 is now priced at $289,900 down from $299,900. It was purchased for $175,680 in 2/16. Paniolo 103 is available for $425K, down slightly from $429. The last sale was for $299K in 10/15.

Purchased in 11/16 for $575K, 3791 Milimakani is now listed for $910K. Priced at $1.490M, 4078 Liholiho sold for $1.275M in 1/18. 3576 Kaweonui which is listed for $2.195M, was obtained by the sellers in 7/13 for $841K.

Contingent:

4028 Aloalii is in escrow while priced at $1.285M. It was purchased for $925K in 6/04.

Sales:

Priced at $4.395M, 4225 Kekuanaoa sold for $3.7M cash. The seller paid $3M for this home in 12/14. Land for 4011 Aloalii was purchased by the seller for $445K in 1/17. The home was built in 2017 and sold this week for $2.6M cash while priced at $2.950M.

Price Changes:

4841 Moli made a minor reduction from $897K to $895K. It sold for $395,50 in 10/12. 4115 Kekuanaoa came on the market at $1.199M and reduced quickly to $1.195M. This home was purchased for $630K in 12/14.
