December already! How did we do in November? As of today, Sunday, there were 80 sales which leaves us just a few short of the 88 properties that changed hands last November. The number to meet or exceed for next month is 107. Here is your update for this week just past. Plenty of new listings and escrows to get us off to a good start:

Paliuli 5 is on the market for $650K. It was obtained in 5/17 for $530K. Hanalei Bay Resort 1537/38 came on the market priced at $675K. This 1 bed/ 2 bath unit sold previously for $500K in 12/15.

Nihilani 27A is available for $821K. This one owner sold from the developer in 10/06 for $830,593. Pali Ke Kua 111 is priced at $927K. It sold in 3/12 for $639K.

Paliuli 6 came on the market showing as in escrow while priced at $675K. It sold for $475K in 5/14.

Contingent:

Emmalani Court 213 is in escrow after 115 market days priced at $575K. The seller paid $324K for this unit in 12/01.

Plantation 1212 found a buyer after 152 days with a list price of $599,900. The unit sold in 4/06 for $647,500. As noted above, Paliuli 6 is in escrow.

Villas of Kamalii 43 sold for $805K in 7/05. It is now in escrow while priced at $889K.

Sales:

Alii Kai 10H sold for over the asking price. It was listed for $429K and sold for $429,500. This one owner unit sold from the developer in 12/86 for $81,600.

Price Changes:

Pali Ke Kua 107 reduced from $628.500 to $618K. This one owner unit sold in 7/73 as a leasehold for $56K, converting to fee simple in 6/81 for $10,600. Now on to your Princeville Kauai single family home update:

3691 Albert is in escrow after 189 days priced at $647,900. This is a one owner home. Land for the home was purchased in 73 for $18,100 and the home was built in 79.

Sales:

3975 Kalakaua Place sold for $965K while priced at $965K. The last sale was in 7/91 for $410K.

4555 Emmalani sold for $1.4M while priced at $1.479M. The home was obtained by the owner for $1.1M in 9/15.

Expired:

3696 Keoniana expired after 107 days priced at $1.218M. The prior sale was in 3/18 for $612K.

Price Changes:

4841 Moli Place reduced to $895K from $877K. The seller paid $395,500 in 10/12. 3816 Iluna Place reduced from $894K to $889K. The seller obtained this home in 8/05 for $815,900. 5332 Honoiki is now $1.275M after a reduction from $1.325M. This home was obtained in 10/14 for $935K.
