Kauai June 2016 Market Statistics

June 16 market activity fell 6% from June 15, posting 98 sales compared to the 104 from June 15.
These numbers are definite gains over June of 11 and 12 which had only 65 and 85 sales respectively, but pretty much hold steady for June 13 and 14 with 98 and 101 sales.

Condos were down 47% going from 42 sales in June 15 to 22 sales this past June. The big gain was in residential which jumped 34% going from 47 to 63 sales.

Year to date we are ahead by 8% with 529 sales so far, compared to 489 sales this same time last year. Once again, this is a big gain over June year to date 11 and 12 with 390 and 436 sales, but comparable to June 13 and 14 with 494 and 544 sales.

Sales volume is up 24% going from $67M for June 15 to $83M June 16. Year to date is also up by 14% posting $422M in sales so far. Last June was at $373M.

Median sales price for June 16 residential is up 21% at $690,999 while June 15’s median was $570K. Condos rose slightly, by 12%, going from $306,504 for June 15 to $344K for June 16. Land had an even bigger jump, posting $587,500 as the median for June 16 while June 15 was at $370K.

Kauai May 2016 Market Statistics

May 2016 did not meet our expectations coming in with only 84 sales, falling short of the 102 sales from May 15. This represents an 18% decrease. This is the worst performing May in the last 6 years with the exception of May 2011 which had only 70 sales. The top was May 14 with 112 sales.

Year to date we stand at 430 sales, up by 12% from YTD May 15 with 385 sales. High YTD was, of course, May 14 with 443, with the lowest YTD May 11 with 325 sales.

Sales volume is also down, going from $63M in May 15 to $61M in May 16; a 3% decline. May 14 posted $72M in sales, May 13 $54K in sales, followed by May 12 with $50M in sales and finally, as usual, May 11 with the lowest number of $36M in sales volume.

Median residential went from $615K last May to $502,500 this May. Condos came in with $340K, down from $375 in May 15. Land took a jump, posting $410K as the median compared to $330K last May.

Kauai April 2016 Market Statistics

Aloha from Princeville Kauai!

Apr certainly roared out like a lion, posting a healthy 37% increase in sales over last Apr. Although not the highest number of sales when looking at the last 6 years, it was a considerable improvement over Apr 15 which only had 68 sales. The high year was Apr 13 with 125 sales followed by Apr 14 with 95. The low was Apr 11 which only had 58 sales. Apr 12 posted 72 sales.

Year to date we are at 345 sales, which is a 22% increase over the 283 sales posted year to date Apr 15. This is the high year to date when viewing the last 6 years, as year to date Apr 14 posted 331 sales, Apr 13 had 311 sales, Apr 12 only 263 sales and year to date Apr 11 ended up with 255 sales.

Sales volume saw a 20% increase, going from $50,879,100 in Apr 15 to $61,438,849 this past Apr. The high sales volume was Apr 14 with $72,951,700 followed by Apr 13 with 64,160,090, Apr 12 with $43,687,680 and Apr 11 with a paltry $29,633,070.

Year to date sales volume is also up, going from $243,346,996 for last Apr to $276,557,947 for Apr 16, which is a 14% increase.

Median sales for residential saw a slight 5% dip, going from $551,750 last Apr to $542,500 this past Apr. Land declined by 23% going from $417,500 to $320,000 while Condos had a 12% increase from $385,000 to $429,975.

Kauai March 2016 Market Statistics

Aloha from Princeville Kauai,

March was a busy month, coming in like a lion and going out the same way, posting a new high this year of 105 sales! This is a 19% increase over Mar 15 which had only 88 sales and a 56% increase over the 67 sales posted for Feb 16. This is the first time we’ve seen a triple digit posting in the last 6 years.

Year to date, sales are up by 15%, with 215 posted year to date Mar 15 compared to 248 as of the end of this Mar.

Sales volume is down by .3%, going from $103,444,439 sold in Mar 15 to $103,054,420 in Mar 16. You can’t get much closer than that! It’s clear that some big ticket items have been selling these past two years, as sales volume for Mar over the last 6 years was nowhere close – Mar 14 posted $56,220,350; Mar 13 was $36,680,757; Mar 12 $38,622,150 and Mar 11 came in with $41,354,580. Quite a change.

Year to date we are at $212,526,560 for Mar 16 which is up 10% over Mar 15’s sales volume of $192,467,896.

Median sales price for residential is down 29%, going from $967,500 in Mar 15 to $683,500 this past Mar. Year to date residential median went from $701,000 in last Mar to $652,000 for this Mar.

Kauai February 2016 Market Statistics

Aloha from Princeville Kauai,

February held steady, posting 65 sales, which is an 8% increase over the 60 sales from last Feb., but no match for the 75 properties sold Jan 16. Within the last 6 years, only Feb 14 outperformed with 67 sales. The low was Feb 12 with 61 sales.

Year to date we are ahead by 13 sales, with 127 sales this time last year compared to 140 at the end of this Feb. The only higher “year to date” was Feb 14 with 149 transactions. Overall, the real estate activity seems brisk, interest rates are good, and it’s easy to see from the traffic on the roads, that visitors are definitely on Island.

Sales volume is down slightly from $53M in Feb 15 to $51M this past Feb. Feb 13 and 14 had $43M in sales, Feb 12 a mere $38M and Feb posted $45M. Year to date we are way up with $107M in sales at the end of Feb 16, while year to date Feb 15 only posted $89M, Feb 14 had $82M, year to date Feb 13 $76M, Feb 12 $67M and Feb 11 $83M. Certainly looks like things are on the comeback!

Median sales for residential are down from $730K in Feb 15 to $650K in Feb 16. Condos held fairly steady with a median of $315K in Feb 15 compared to $345K this Feb. Land had a dramatic change from $360K to a median of $1.3M for this Feb. It’s easy to see why when you look at the sales for Feb 15:

Kauai January 2016 Market Statistics

January closed out strong and that momentum is continuing into February. For Jan 16 there were 75 sales, representing a 12% increase over the 67 from last Jan. Condo sales took a big jump, going from 26 to 35 sales, while homes dipped ever so slightly from 33 last Jan to 31 Jan 16. Land was up a bit from 6 last time to 8 sales this Jan while commercial had 2 sales before but only 1 this Jan. The all time high for the last 6 years in sales was Jan 14 with 82; Jan 13 was the low with only 49.

Sales volume is way up by 56%, going from $37M in Jan 15 to $57M this past Jan. The last 6 years were nowhere near this high, with Jan 14 posting $39M in sales, Jan 13 $33M, Jan 12 $31M and Jan 11 $38M. We are definitely off to a good start.

Median sale price for single family homes is up by 22%, with $610K as the median for Jan 16 compared to $497K for Jan 15. Condos were also slightly up, going from $430K in Jan 15 to $485K in Jan 16.

Kauai December 2015 Market Statistics

Aloha and Happy New Year!

I hope your New Year is getting off to a great start. Dec 15 closed out the year by posting 89 sales; a strong 11% increase over the 80 sales from last Dec. It was a win in terms of beating out Dec 14, as well as Dec 13 with only 85 sales but fell short of the 94 sales posted in Dec 12. Dec 10, which typically has the lowest numbers of the last 6 years, had 80 sales while Dec 11 posted a paltry 49. There certainly wasn’t much Christmas cheer that year.

Year to date is just a bit behind, with 1002 posted for 2014 compared to 1000 for 2015. 2013 had 1000 sales, while 2012 posted 891, followed by 762 in 2011 and, true to form 2010 was the lowest with 719 sales.

Sales volume is up by 18% for Dec 15 with $78M in sales compared to Dec 14 with $66M. This is even more than Dec 13 with $70M and Dec 12 with $73M. Dec 11 posted a feeble $30M while Dec 10 came with $68M.

Year to date, 2015 ended with $771M in sales, up 18% from the $651M sold in 2014. 2013 had $578M in sales, 2012 $524M, 2011 posted $437M while 2010 brought up the rear with only $418M in sales.

Median sales price for single family residential for the month of Dec was $580K, down 22% from last Dec’s median of $875K. Keep in mind these are median prices and not averages. Dec 13’s residential median was $454,500, Dec 12 – $460K, Dec 11 – $527750 and Dec 10 was $535K.

Condos had a median of $379K for Dec 15 compared to the median of $385K for Dec 14. For Dec 13 the condo median price was $380K, Dec 12’s was $272,500, Dec 11 came in at $218,500 and Dec 10 brought up the rear, again, with a median of $215K.

Kauai November 2015 Market Statistics

Aloha with news about Princeville Kauai!

We are actually in Botswana where houses are very different, with many, many cows, goats and donkeys just wandering around. They are as plentiful as the chickens on Kauai and can create a hazard on the roadways if you are not vigilant.

As for Kauai – Nov 15 handily outperformed Nov 14 by 27% with 71 sales compared to 56 last Nov. If this energy continues on through Dec, we’ll have a great year’s end and hopefully a good start to 2016. Houses were slightly down, from 35 to 31 while land took a jump from 6 to 12 sales and condos had a similar surge, going from 15 to 27 sales. There was one commercial sale.

Although it’s a promising end to this Nov, it falls short of Nov 13 with 79 sales, Nov 12 with 78, and Nov 11 with 80; surpassing only Nov 10 which had 68 sales. Let’s hope the uptick continues.

Year to date we are still slightly behind with 909 sales to date the end of Nov 15, compared to 922 for the same time last year. Year to date 13 stood at 915 sales, while year to date 12 was only at 797 sales. The trend continued downward, with 713 sales posted for year to date 11 and 639 for year to date 10.

Sales volume for Nov 14 is up by a strong 44% with $50M in sales for this past Nov compared to $35M for Nov 14. This is the second highest sales volume for the past 6 years, with only Nov 11 posting a higher volume of $75M.

Year to date stands at $692M which is the highest sales volume of the last 6 years. Year to date Nov 14 posted $586M, year to date Nov 13 stood at $509M, year to date Nov 12 was at $451M, year to date Nov 11 had $406M while year to date Nov 10 was once again the low point with $350M in sales.

The median sales price for residential for Nov 15 saw a 17% increase, going from $499K to $585K. Condos were up by 11% with a median of $444K for this Nov compared to $400K for Nov 14. To view the Statistical report in it’s entirety, please click here where I post it on my website each month.

Kauai October 2015 Market Statistics

Oct 15 managed to outperform Oct 14 despite a sluggish start, coming in with 87 sales which is 12% higher than the 78 posted last Oct, and it’s also more than any other Oct for the last 6 years. The low was Oct 10 with 59 sales although Oct 11 only had a couple more with 61 sales.

Year to date we are still slightly lagging behind last year, with 836 sales compared to 866 this time last year. Still, its pretty much been a steady increase over the last 6 year with 571 sales year to date as of Oct 10, 633 sales in 11, 719 sales year to date Oct 12 and 836 for Oct 13.

Sales volume is way up by 31% with over $70M this Oct compared to $54M last Oct. This number has also risen steadily with $29M in sales for Oct 10, $30M in Oct 11, $36K in Oct 12 and $44K for Oct 13.

Even year to date is up with $465M in sales compared to $403M last Year to date.

As for median sales, home went from $475K in Oct 14 to $675K this past month, while land jumped 52% from $265K to $404K. Condos rounded out the field with $299K as the Oct 15 median compared to $238,338 in Oct 13.

Kauai September 2015 Market Statistics

Sep 15 closed out a step ahead of Sep 14, ending the month with 75 sales compared to 73 last Sep. It’s still below the high of the last six years which was Sep 13 with 81 sales and well above the low of 49 sales in Sep 10.

Year to date we are lagging behind by 5% with 745 sales compared to 788 this time last year. Still, we are well ahead of the low for the last six years, which was year to date Sep 10 with 512 sales. Every time I go back and compare stats I wonder how we ever survived those ever so lean years!

Sales volume is up, however, by 17%, going from $41M in Sep 14 to $48M in Sep 15. This is just slightly below the high sales volume for the last six years of Sep 13 which had $49M in sales. I think it goes without saying that Sep 10 was the all time six years low with a mere $26M in sales.

Year to date we are also up by 14% with $567M in sales compared to $497K for year to date Sep 14. This is the high sales volume for the the last six years.

As for median price – for residential in Sep 15 it is $550K while Sep 14 posted a median of $522,500. This is the high median within the last 6 years, the low being Sep 11 with a median of $440K.

The condo median for Sep 15 is $407,500 which is a substantial increase from Sep 14 which was $240K. This is the first time in 6 years that the condo median has been in the $400K’s.

Year to date median for residential is $613,500. Last Sep year to date was $528,750. Condo year to date median is $360,500 while last year to date was $342K.

If you’ve been down in Hanalei at the Ching Young village you may have had the pleasure of meeting Moses Hamilton and watching him paint. Paralyzed from the next down since a 2002 automobile accident, Moses uses vibrant color to express what he cannot draw in detail. The resulting artwork is amazing.

He is usually seated at the right end of the Ching Young Village, happily painting away while interacting with his many admirers/collectors. If you haven’t met Moses, and want to view his work, you can go to www.mosesart.org.

Recently, it came to my attention that Moses’ 2000 Ford Van was getting pretty old, and lacking the funds to buy a new one, he started a “gofundme” page with the intent of “keeping Moses mobile.” With $22,235 raised so far, the fund is just a few thousand shy of the $25K needed for the new van. If you are so inclined, here is the website to contribute to Moses. He is an amazing person and am amazing artist.
