Princeville Kauai Real Estate update for May 6 to May 12

It’s been another rough week for the Hawaiian Islands, this time for the Big Island which is still making news as the Volcano continues erupting. Hopefully, this will end soon so the road to recovery can begin.

April 2018 managed to surpass sales figures of April 2017 by 5%, closing out the month with 96 transactions compared to 91 from a year ago. May 2017 posted 127 sales so that’s the target number for this month. We already have 35 sales as we close out the second week. Here is your update:

Mauna Kai 10B found a buyer after 215 days priced at $459K. The last purchase was for $575K in 11/04. Cliffs 4303 is in escrow while listed for $619K after 298 days. It sold in 9/07 for $598K. Nihilani 8B is in escrow after 50 days priced at $675K. The sale before this was in 9/17 for $585K.

Sales:

Pali Ke Kua 242 sold for $740K while listed for $749K. The seller obtained this unit in 5/04 for $555K.

Price Changes:

Kaiulani 69 increased in price to $865K from $825K. This townhome sold for $830,380 in 6/08. Kaiulani 75 decreased in price from $1.199M to $975K. It was purchased for $780K in 10/15.

Back on the Market:

4157 Kamalani Lane went into escrow on 5/4 but fell right back out and is now available again. Listed for $70K, the home was purchased in 3/01 for $385K.

Expired:

4179 Kamalani Lane expired after 327 market days priced at $1.295M. The prior purchase was in 6/90 for $348,500.

Price Changes:

As noted earlier, 5073 Kapiolani increased in price to $3.7M as it came on the market.

Princeville condo (and house) + short sale update for the week of Dec 16th to Dec 22nd

We’ve had a pretty chilly week, one where you can definitely tell visitors from “locals.” What is “cold” you ask? When it gets into the low to mid 60’s at night, now that’s Kauai cold. It’s only 75 now with hazy skies and a cool wind. After a very dry summer we’ve had quite a bit of rain this past week which adds an additional chill to the weather.

But back to visitors and locals. When it gets cold on Kauai, the visitors are still happy in short shorts and tank tops while locals get to break out their jeans and sweatshirts. The contrast is almost comical….and no, I don’t expect any sympathy for our cold snap. I’ve been listening to friends dealing with bone-chilling cold weather in the 30’s and below and I’m so grateful to live Kauai no matter what the weather. Now on to your Princeville Kauai condo update:

New Listings:
Ka’iulani 50, one of the remaining developer’s units, is now on the market at $1.099M. This luxury townhome has been on the market for over 1300 days since12/06 when it was listed for $1.8M. Ground floor Sealodge H4 is new on the market with a list price of $349K. This unit, which is an active vacation rental, is owned by the original buyer who paid $50,900 in 11/77.

Downstairs, remodeled Ali’i Kai 13A comes on the market with a list price of $374,900. It last sold for $268K in 12/11. Pali Ke Kua 13 is back on the market priced at $439K. Purchased in 8/96 for $121K, this unit was first listed from 8/08 to 11/09, starting at $699K and reducing to $589K, again from 1/10 to 12/10 starting at $589K and going to $489K and finally from 12/10 to 11/12 when it was listed at $489K and dropped to $439K.

Plantation 822, is new on the market for $589K. This downstairs unit sold for $760K in 12/06. Kamahana 27, which was purchased for $395K in 4/04, came on the market this week showing as sold for $292K cash. It was previously listed from 2/06 to 1/07, starting at $629K and reducing to $589K and again from 3/07 to 2/10, during which time it went from $569K to $419K.

Back on the Market:
Ground floor Plantation 412 fell out of escrow and is back on the market priced at $389K. Purchased from the developer in 9/05 for $405K, this unit went into escrow on 11/5.

Contingent:
Golf course view Puamana 12A went into escrow priced at $395K. This unit was purchased for $287,500 in 12/01.

Sales:
As noted under new listings, Kamahana 27 sold for $292K cash.

Withdrawn:
Hanalei Bay Villas 9 was withdrawn from the market while priced at $699K. It was purchased for $845K in 7/08.

Price Changes:
Villas on the Prince 10 reduced from $835K to $798,900. It was purchased from the developer in 2/02 for $474,320. Ka’iulani 5 also reduced, going from $1.345M to $1.295M. This luxury townhome sold for $1,765,990 from the developer in 4/08. Puamana 24D increased in price, going from $275K to $285K. It was purchased for $268K in 9/03.

Princeville condo (and house) + short sale update for the week of Feb 6th to Feb 12th

Aloha,

It’s another beautiful day in Paradise after two days of rain. This time of the year is when it’s easiest to tell locals from visitors — locals are all bundled up (after all, it does get down into the 60’s in the evening, and it is cool with the rain during the day) while visitors are just happy they can get out of their condo and into the car without having to trudge through a snowstorm. As a result, they’re happily walking around, rain or shine, in shorts and tank tops with an occasional sweater. It’s really fun to notice the difference and it’s certainly a reminder of how lucky we are to live Kauai. On to your weekly update:

Kamahana 13 was withdrawn from the market (you’ll see it under the “withdrawn” section of this update) and relisted with a different brokerage all in the same day. This unit sold for $640K in 10/05 and is now listed for $419K. It has been chasing the market down for some time now, having been first listed in 5/06 to 9/07, starting at $719K and reducing to $686K; from 12/07 to 12/08 starting at $686K and dropping to $499K; again from 5/09 to 10/09 during which time it went from $475K to $449K and this last time from 9/10 to 2/11 when it started at $449K then went to $419K. It expired each time except for the last time when it was withdrawn.

Ka’iulani 7 is one of the developer’s unit and is listed this time at a new low price of $1.395M. It was originally listed from 12/06 to 8/07 for $1.950M and then from 3/08 to 12/08 starting at $1.950M and increasing to $1.995M when it was withdrawn. At this new price, it stands a good chance of finding a buyer.

Ali’i Kai 7102 and Kamahana 11 are both back on the market after expiring. Ali’i Kai sold for $652K in 5/05 and has been listed for $475K for the life of the listing. Kamahana 11 is listed at $599K and sold for $570K in 8/04.

Several units went into escrow this week starting with short sale Ka’iulani 30 which had recently reduced from $1.950M to $1.595M. This unit sold for $2.3M in 8/07. Bank REO Ali’i Kai 4303, priced at a very attractive $385,500, went quickly into escrow with only 12 days on the market. This unit last sold for $490K in 12/03. Short sale Nihilani 6A, priced at $470K went into escrow while priced at $470K and last sold for $770,080 on 2/07.

Puamana 1A was listed for $470K and sold as a short sale for $270K after selling in 7/01 for $157K.

Nihilani 21C, a short sale priced at $585K, sold for $844,795 in 10/06 and expired this week priced at $585K after 728 market days. Kamahana 14 was priced at $595K when it expired and last sold for $410K in 11/03.

As stated at the beginning of this update, Kamahana was withdrawn then immediately relisted with a new brokerage.

As for price reductions: Ka’iulani 43 sold for $1.650M from the developer in 3/08 and reduced this week from $1.695M to $1.350M. Ka’iulani 5 reduced from $1.670M to $1.575M after selling from the developer in 4/08 for $1,765,990. Cliffs 2305 continued to reduced by a few dollars each week, this time going from $324K to $321,500 after selling for $680K in 6/06. Plantation 711 was purchased for $455,402 in 9/05. This unit reduced from $585K to $485K. Short sale Pu’u Po’a 114 reduced from $945K to $899K and last sold in 3/05 for $1.4M.

It was a busy week with 5 new condo listings Islandwide, 2 came back on the market, there were 5 sales, 2 units went under contract and 9 were withdrawn. Residential had 15 new listings Islandwide, 4 came back on the market, 12 went into escrow, there were 7 sales and 4 properties were withdrawn. Good to see some sales. Puamana 4B sold for $125K as a leasehold in 1/93 and converted to fee simple in 6/06 for $42K. It is our first new listing this week priced at an attractive $279K. Short sale Mauna Kai F21 is listed at $299K and last sold for $400K in 8/04. This unit was first listed from 7/06 to 3/07 starting at $675K and reducing to $598K before it was withdrawn, from 5/07 to 9/07 starting at $639K and dropping to $580K when it was again withdrawn, once more from 10/07 to 12/07 when it was listed for $589K and finally from 2/08 to 7/08 for $599K.

Unfortunately, Sandpiper 206 fell out of escrow while priced at $249K and is back on the market. This unit sold for $114,500 in 11/99. Hanalei Bay Villas 8 was momentarily withdrawn from the market and put right back on while priced at $589,900. This bank foreclosure sold for $730K in 6/05 and went to the bank in 5/10.

Sealodge H9, which last sold for $745K in 7/06, had to go all the way down to $349K to find a buyer, but it did, and is now in escrow this week. If you like ocean view and don’t mind that the unit is only 567 sqft, this short sale would have been the unit for you. It comes as no surprise to see Villas of Kamali’i 12, very well priced at $550K go into escrow this week. This short sale sold for $750K in 6/05 and recently reduced from $575K to $550K on 10/4. The highly upgraded Plantation 121 priced at $598K also found a buyer this week. This unit sold for $488,993 in 5/05.

There were no closings this period but one unit, Mauna Kai 4B, went from contingent to under contract while listed for $239,900. This bank foreclosure sold for $635K in 6/06 and went to the bank on 4/10. We should see it closing in the next couple of weeks.

Sealodge C3 which was priced at $549K, last sold for 5/03 for $365K and was withdrawn from the market. Hanalei Bay Villas 1, a bank foreclosure, was withdrawn while priced at $568,900. This unit sold for $700K in 6/05 and was foreclosed on in 4/10. Also withdrawing from the market is Cliffs 9302 which was listed for $691K and last sold for $205K in 9/99. After 822 market days, and a starting list price of $945K, this seller finally gave up.

As for price changes, we have Paniolo 107, which last sold for $475K in 9/05, reducing from $185K to 4179K. Ali’i Kai 7202 sold for $115K in 1/88 and increased this week from $399K to $449K. Emmalani Court sold as a short sale in 6/09 for $380K and has now reduced from $545K to $525K. The last reduction is Villas of Kamali’i 45, which went from $859K to $847K. This unit sold for $850K in 9/07.

Now on to your Princeville house update:

Three homes went into escrow: Short sale 5141 Kapiolani Loop priced at $539K went into escrow for the second time. It intially went into escrow on 8/5, returning to the market on 9/29. This home sold for $749K in 3/05. 4158 Kamalani Lane was also in escrow before on 9/3, returning to the market on 10/4. This home sold for $878K in 7/04 and was originally listed at $1.250M. 5221 Honoiki finally went into escrow after an astounding 1336 market days. This new home was initially listed for $2.125M, slowly reducing to the current $1.1M price. Let hope all three of these stay in escrow!

Princeville condo (and house) + short sale update for Jul 11th to 17th

Aloha,

I don’t know how many of you were on Island and saw that the space station was readily visible over the weekend – I managed to see it precisely at 8:27 PM on Friday as was predicted. It’s supposed to be visible again Sunday night at 7:44PM in a N to NW direction. It’s alternating between sun and rain today so it’s a still questionable as to if I’ll be able to see it tonight.

Although short sales continue to be a large part of the market, only one went into escrow this week and of the units that came onto the market, only one was in pre-foreclosure status. Here is your update for this past week:

Ka’iulani 5, which sold for $1,765,990 in 4/08, is new to the market priced at $1.795M. Obviously these sellers are hoping to cover their investment and cost of the sale. Kamahana 3 is back at a new low price of $295K. Purchased in 4/99 for $180,500 this unit was previously listed from 1/09 to 12/09, starting at $442K and reducing to $390K when it came off the market. Puamana 9B is new to the market at $299,999 having sold for $365K in 9/04. Mauna Kai 9A, now priced at $350K and purchased for $492K in 8/05, was first listed from 12/05 to 8/06 for $645K, again from 3/07 to 9/07 starting at $675K and reducing to $650K and finally from 10/07 to 4/08, at which time it came on the market at $629K and reduced to $579K. Quite a drop in price with this newest listing!

Hanalei Bay Villas 26 was previously listed from 2/09 to 8/09 for $865K dropping to $799K before it expired. Purchased in 5/07 for $860K, this pre-foreclosure (but not a short sale) is now listed at a very attractive $599K. Hanalei Bay Villas are one of only two condo complexes in Princeville that are free standing – like little houses. They do not have a garage but do have assigned parking and are within walking distance of the St. Regis Princeville Resort and other amenities.

The last three listing were currently active on the MLS when the list agent changed brokerage affiliation so they appear as “new” because of this change. This includes Ali’i Kai 4303, which has been listed since 8/09, 6103, which was listed on 9/09 and 3204 which came on the market in 11/09.

Ka’iulani 64, purchased for $861,070 in 3/08 is back on the market priced at $849K. This unit initially came on the market in 3/10 priced at $949K. Paniolo 107 which sold for $475K in 9/05 had gone into escrow on 6/30 and is unfortunately returning to the market as a short sale listed for $198K. Paniolo 113 is also returning after expiring while priced at $385K. This unit sold for $115K in 6/00 as leasehold with the fee purchased for $31,500 in the same month. Ali’i Kai 4303 expired and is back on the market priced at $725K. This unit sold for $490K in 12/03 and started out at $795K in 12/09.

Sandpiper 108, a short sale which sold for $485K in 6/05, went into escrow priced at $245K while Mauna Kai 2B once again went back into escrow. Listed at $350K, this extensively remodeled unit sold for $240K in 4/01 and had gone into escrow briefly on 6/29, coming back onto the market on 7/4. Hopefully it will stay in escrow this time.

Villas on the Prince 30, which sold for $565K in 3/04 was withdrawn from the market as a short sale priced at $599K. Cliffs 6301 was priced at $990K when it was withdrawn this week. Cliffs sold for $330K in 5/01.

As for price changes – all were down with one up – Ka’iulani 74 went from $879K to $849K and sold for $898,250 in 4/07. Agent owned Ali’i Kai 7202 which sold for $115K in 1/88 reduced from $465K to $440K while agent owned Nihilani 5C, which sold for $969,582 in 2/07, went from $649K to $598K. Our one increase was Ali’i Kai 4303 which increased to $695K from $690K and last sold for $541,500 in 2/04.

Princeville Kauai Hawaii condo (and house) update for the week of Jun 27th to Jul 3rd

Happy Fourth of July! I hope all of you are enjoying the same magnificent weather as we are here on Kauai. We enjoyed the fireworks at PMRF last night and tonight you can see even more at the Vidinha Stadium where the Kauai Hospice presents their annual fundraiser, “Concert in the Sky.” It’s a fun filled day with live music, crafts, games, food and of course, culminating in a fantastic fireworks display.

There are no new listings this past week but we did have 5 properties come back on the market for one reason or another while 4 others went into escrow. Take a look at your update:

Sandpiper 111 and 128 are both back on the market – 111, which sold for $215K in 2/03, had expired while 128 showed as a contingent short sale on 5/5 but apparently fell out of escrow. This unit sold for $490K in 6/05. Ali’i Kai 7101 and 7202 are also both back on the market. Much like the Sandpiper units, 7101 was a short sale which went into escrow on 2/17 while 7202 had expired. 7101, which reduced from $529K to $429K as it came back on the market, sold for $625K in 4/07 with 7202 selling for $115K in 1/88. Nihilani 6A follows the pattern of Sandpiper and Ali’i Kai, returning to the market after showing as a contingent short sale as of 5/16. This unit was purchased for $770,080 in 2/07.

Three other short sales (and one “regular” sale) went into escrow this week starting with Paniolo 107 priced at $198K. This condo sold for $475K in 9/05. Sandpiper 123, which sold for $359K in 8/04, went into escrow as a short sale while listed at $250K. Hale Moi 215 a short sale purchased for $425K in 8/04 went into escrow with a list price of $300K while Mauna Kai 2B listed at $425K went into escrow as the only “non short sale” unit, having been purchased for $240K in 4/01. This unit had been extensively remodeled and acquired more square footage as a result. The listing indicates 1800 sqft of living space and an additional 300 of lanai.

Plantation 1421 sold for a mere $400K while listed at $449K. Selling for $536,066 in 2/06 this unit was previously listed from 12/08 to 12/09 for $557,777. The second time it started out listed at $579K reducing to $449K before it found a buyer. This was not a short sale.

Nihilani 32A, which sold for an amazing $985K in 3/06 was withdrawn from the market listed at a short sale price of $425K. Ali’i Kai 9F, which was purchased for $560K in 9/05, was on the market for 354 days starting at $565K and reducing to $497K before it was withdrawn. Villas of Kamali’i 4, which last sold for $900K in 3/07, was withdrawn priced at $895K.

There were several price changes: Ka’iulani 25 went from $1.295M to $1.195M and last sold for $1,621,790 in 10/07. Hanalei bay Resort N22 reduced from $359K to $325K and was purchased for $469K in 1/06. It was mentioned under the “back on the market” section that Ali’i Kai 7101 reduced from $529K to $429K as it returned to active status. Nihilani 7C, one of the developer’s two remaining units reduced from $539K to $509K while Villas of Kamali’i 33 went from $859K to $849K having sold for $649K in 7/04. As you can see, there are no new listings in Princeville Kauai homes this week, but one of the bank foreclosures, 5086 Napookala Circle, went into escrow. This home sold $648K in 9/03 and was apparently refinanced since that time.

Short sales and REO’s can yield a great buy if you have the patience and the guidence needed to get through one of these transaction. When chosing an agent, make sure it is one with specific training in these areas. Two developer Ka’iulani units are back as new listings this week; units 1 and 56, priced at $1.495M and $1.395M respectively. Both have been listed before: unit 1 from 12/06 to 8/07 for $1.8M and unit 56 from 10/06 to 12/07, starting at $1.650M and increasing to $1.75M before it was withdrawn. Also new this week is the top floor Pu’u Po’a unit 413 which recently sold in 4/09 for $1M. Listed at $1.488M this seller obviously hopes to capitalize on his good buy after adding improvements of new paint, furniture and stainless steel appliances.

Several short sales / REO’s went into escrow this week, which is good! It shows the buyers are finally taking note of the excellent opportunities that are available. Puamana 19B which last sold for $325K in 10/03 and was foreclosed on by the bank in 3/10 went into escrow listed for $229,999. This is a very attractive price compared to what is currently on the market in that complex. Take a look:

Also going into escrow this week is Mauna Kai 2A priced at $299K. This unit sold for $110K in 5/00 and is the only unit that is not a short sale or foreclosure in this category. Puamana 14B, a bank REO listed at $300K also found a buyer. This unit sold for $625K in 3/06 (how times have changed.) Plantation 622, a short sale priced at $415K went into escrow after 81 market days. (this time) It was previously listed from 4/08 to 10/09 starting at $729K and reducing to $649,500 by the time it expired. Nihilani 1B, a Makani 3 bed 2 bath floorplan purchased from the developer for $912,788 in 3/07 went into escrow priced at $559K as a short sale.

Many of you have want to know what the property “sold” for when it goes into escrow but that figure is not divulged unit the property actually closes – in other words, when it finally changes ownership. Too many things can happen to prevent a property from closing and most sellers do not want to reveal their bottom line unless they know it’s a done deal. Stand by to see the sales prices of these units over the next couple of months.

Nihilani 16A, a short sale priced at $399K for the one level, 2 bed, 2 bath Moana unit which sold from the developer on 5/06 for $603,600 closed this week as a short sale for $346K. Also closing is the Ali’i Kai ocean view unit 6102, a bank foreclosure, which last sold for $140K in 8/98. This unit was priced at $448,900 and closed at the same price.

Sandpiper 213, which sold for $183K in 1/02, expired after 1256 market days, with a final list price of $399,999. It’s easy to see why this unit didn’t sell given that almost brand new Nihilani units are selling for less.

Four of the developer’s Ka’iulani unit were withdrawn: units 11, 50, 52, and 2. Cliffs 8201, which holds the record for the most expensive Cliffs sale to date which was $1.075M in 4/06, was also withdrawn listed at $995K.

There were several price changes this week starting with two of the developer’s Ka’iulani units, 59 and 70, both which reduced from $995K to $895K. Ali’i Kai 1103, which was purchased for $595K in 7/08 reduced from $370K to $350K. Mauna Kai 2B, one of the few units that is not a short sale, went from $497K to $447,900 and last sold for $240K in 4/01. Sealodge H9, a top floor penthouse ocean view unit went from $539K to $499K as a short sale. This unit sold for $745K in 7/06. Our final reduction is Pali Ke Kua 13, which reduced from $569K to $499K and sold for $121K in 8/96.

May 2010 Market Statistics

Aloha,

May 2010 brought with it a 46% increase over the number of sales in May of 09, going from 37 to 54 transactions. Of these sales, 27 were residential, 7 land, 2 commercial and 18 were condo sales. Year to date we are still ahead of 09, with 272 sales so far this year compared to 170 as of this time in May 2009. This is a slight increase over 2008 which had 264 sales up to the end of May with 447 sales year to date for 2007. Of course, these numbers don’t begin to compare with the “heyday” when sales were abundant as in year to date of 2006 which had a robust 841 sales. Year to date 05 stood at 643.

Sales volume is also up, going from $22M in May 09 to $28M for May 2010 which is a 27% increase. Year to date is also up, with $108M in sales for this time in 09 and $146M year to date for 2010. Sales volume is up across the board with an increase from $13M to $15M in sales of single family homes comparing May 09 to May 10. Land went from $4M to $6M with condos increasing a mere 2%, going from $5M in sales in May 09 up to $5.1M in sales for May 10. As for years past, May 08 saw $37M in sales volume, there was $75M in May 07, $101M in May 06 followed by $94M in May 05. It certainly puts it in perspective when you realize that sales volume for May 06 of $101M is only slightly less than our current year to date sales volume figure of $145M. Of course, the highest year to date sales volume is for 06 with $557M in volume.

The median sales price of single family homes dropped 30% in May 10 from May 09 going from $600K to $420K. Land median price saw an increase of 50% going from $350K in May 09 to $525K for May 10. Condos were also at 50% but it was a 50% decrease in the median price, going from $330K in May 09 to $164K for May 10. Take a look:

When you look at the actual sales, it’s easy to see how the median price is determined. In years past the median price for condos was at $610K for May 08, $700K for May 06, $370K for May 06 and $405K for May 05.

It will be interesting to see if the month of June shows any increase given that it is the “summer selling season.” Right now, things seem a little quiet but that can change with the arrival of serious buyers. Princeville condo (and house) update for the week of Apr 25th to May 1st

Happy Belated May Day to everyone. Yesterday we had the wonderful opportunity to support “Leadership Kauai” by attending their “Let Me Lead” benefit luncheon aboard the Golden Princess Cruise ship in Nawiliwili Harbor. This $40 p/p extravaganza was extremely well priced as it included a silent auction, Hawaiian music by Doric Yaris, and an ono gourmet lunch in the opulent dining room with a choice of salmon or chateaubriand. Afterwards, Dorin Kaauwai (a dancer extraordinaire) gave a cha cha lesson then we danced several more dances to big band sounds from the Starlighters. This sold old event started at 11 and proceeded through to 3:30 and even then it ended too soon.

This is my first “Leadership Kauai” event but I hope not the last. I understand they do fundraisers every year and with this year’s event a sell out, it will be even bigger next year. Leadership Kauai’s “mission (is) to ensure a source of diverse, qualified and committed leader who will work together to serve our community. It is our intention to see dedicated, skilled, moral and ethical individuals emerge from our training with the knowledge an cultural sensitivity needed to participate in all aspects of our community’s needs. Our hope is to create a shared vision among our community leaders who will promote the values and lifestyle that are consistent with positive growth for our island.”

Puamana 14B, listed for $300K as an REO last sold in 3/06 for $625K and was previously listed from 6/09 to 9/09 for $390K. Puamana 20A is also making a return to the market priced at $359K after selling for $170K in 9/01. This unit was listed from 5/05 to 6/05 for $495K, from 4/09 to 8/09 for $382,750 and again from 8/09 to 3/10 for $369K. It was withdrawn each time it was listed and comes on the market again at a new lower price, which is good! Ali’i Kai 1103 is new on the market at $370K after selling for $595K in 7/08. Contrary to what you might think, this unit is not a short sale.

Mauna Kai 10A is also back on the market priced once again at $395K. This unit sold for $289K in 8/03 and was listed from 12/09 to 4/10 for the same $395K. Again, not a short sale. I’m not quite sure why Hanalei Bay Resort 9201-2-3 shows as a new listing with 500 days other than to remind you that our MLS was overhauled and there are some changes occurring I cannot explain. You’ll also see this unit the withdrawn section of this update. Enough said.

Ali’i Kai 2102 went into escrow this week finding a buyer while priced at $359K after a reported record breaking 2106 market days. I say “reported” days on the market because this particular listing actually came on the market on 9/09 which means it has about 214 DOM. The “new” MLS gives this unusually high market count but I guess it’s one of the bugs that needs to be worked out. Just ignore the DOM for now…. To continue, Plantation 1421 priced at $449K sold for $536,066 in 2/06 and went into escrow this week. This unit started out at $579K 205 days ago.

Another Plantation unit, number 1111 priced at $469Kwent into escrow after a sale on 11/05 from the developer to the first owner for $430K and an immediate “flip” on the same date to the current owner for $598,402. Not a bad profit for 24 hours work. Villas of Kamali’i 29, purchased for $750K in 6/05 also went into escrow priced at $749K. No profit to be had there.

There was one sale of a developer’s Nihilani unit 15B which closed for $550K. This is a very nice, highly upgraded unit.

Moving on to expired listings: first up is Ka’iulani 25 which sold for $1,621,790 in 10/07. It was listed for $1.390M for 123 days. Ali’i Kai 7202, an agent owned unit purchased in 1/88 for $115K expired while listed at $465K. Two of the developer’s Nihilani units expired this week, unit 7C priced at $539K and 2C priced at $549K, both of which are Mahina floor plans. Sealodge D5 expired after 628 market days priced at $649K. This unit last sold for $525K in 12/04 and originally came on the market in 6/08 for $775K. One of the few 4 bedroom Cliffs units, 8204 expired after 211 market days priced at $850K. This unit shows as selling in 5/06 for $115K but as I recall there was more to it than that – but I don’t recall the circumstances. Ali’i Kai 4102 came off the market priced at $888K which is no surprise seeing as all the other ocean front units went for much less. Granted, they were short sales and foreclosures but that’s what the bargain hunters are looking for right now. This unit sold for $261K in 6/00.

Ka’iulani 61 was withdrawn from the market priced at $895K after having sold for $856,400. I guess the seller decided to wait instead of getting into a position of having to bring money to the table. Villas on the Prince 10, which sold for $474,320 from the developer in 2/02 was withdrawn priced at $925K. Ka’iulani 10, priced at $2.150M was withdrawn also. This unit sold for $1,921,440 on 2/08. Puamana 1A which sold for $157K in 7/01 was withdrawn from the market as a short sale priced at $325K. As I said under new listings, Hanalei Bay Resort 9201-2-3 shows up as withdrawn.

Ok, now your price changes: Ka’iulani 20 sold for $1,985,180 and reduced from $2.65M to $2.595M. The Nihilani 6A short sale increased in price from $459K to $520K and last sold from the developer in 2/07 for $770,080. Ali’i Kai 4304 went up from $685K to $690K which is actually more of an effort to keep the unit in front the public by making small changes than anything else. This unit sold for $541,500 in 2/04. Cliffs 9302 wins the price award this week going from $875K to $691K for a third floor, 2 bedroom ocean view unit. Cliffs 9302 sold for $205K in 9/99. Hanalei Bay Resort 6221-1 was purchased for $350K in 9/00 and reduced from $949K to $899K. Now on to your Princeville home update:
